The Design/Build Concept


Design/build is a team concept, providing the customer with a wealth of expertise and resources, without the project coordination problems associated the usual home construction process. Designers, construction specialists, engineers and subcontractors work together, with all activities coordinated and managed by one Project Lead who takes responsibility for the entire project.

This approach provides several significant advantages to the customer:

  • The design/build structure eliminates adversarial interactions between the general contractor, architect, engineers and subcontractors, and provides the customer with one point of contact who is their personal advocate.
  • All members of the team participate during each stage of the process. Design and construction professionals work jointly to anticipate and solve problems. Engineers and construction professionals can suggest efficiencies of design to save time and money during the construction process.
  • All decision-making is channeled through a single person, the Project Lead, simplifying the customer's experience.The customer can be assured that their time, cost, and aesthetic requirements will be understood by all parties involved in the project, and that those requirements will be met.
  • By having one contract encompassing all phases, entities and services in the home building process, potential risk of exceeding a predetermined budget is eliminated.
  • This collaborative effort provides a tremendous opportunity to make the best use of a customer's resources, saving money. Working together, the design/build team completes most projects under budget.
  • Design/build eliminates the time-consuming coordination of multiple entities, extensive construction documentation and multiple bidding processes. Projects can generally be completed 20 to 25 percent faster than traditional methods.
